When it comes to asset and property management, you want to minimize risk and maximize performance. Cypress’ asset management team has extensive experience in retail, office and residential markets, and is strategic about helping clients develop a systematic approach to management. The asset management team works in partnership with the property management team to simplify life for Cypress clients, alleviate worries and handle the day-to-day details that increase efficiency.
Cypress provides direct oversight to each property in a portfolio and maintains constant communication with local or on-site staff; identifies, secures and directs property management and leasing teams that are best suited for the asset; formulates strategic plans and operating budgets; defines and implements owners’ cash management strategies for surpluses and deficits; provides monthly financial reviews to ensure accurate reporting and compliance; and capitalize on real estate tax and insurance savings.

As a result, we understand how a project is created, leased and operated. We also understand the delicate balance retailers play in making a center successful. Our principal leasing strengths include:
➢ Working with the project team to develop leasing plans and strategies for each asset that focuses on market conditions, strategic positioning of the asset and economic objectives
➢ Identifying and executing a leasing strategy for each asset that maximizes an optimal tenant mix through our tenant relationships with the retail and brokerage communities
➢ Managing deal progress including overseeing and evaluating the activities and progress of leasing agents, contractors, vendors and consultants
➢ Inspecting the assets, as is necessary, to further define and meet the leasing goals for each project
➢ Preparing weekly reporting packages and presentations for all properties in the portfolio. This drives a detailed understanding of the key market, micro- economic political and real estate trends affecting each of the assets, including economic growth, supply/demand, demographic trends, competitive projects, future projects, rental market preferences (rates, terms, etc.), zoning, expense trends and agent/broker compensation.
